Key Responsibilities and Duties

• Prepares timely and accurate GAAP work papers and supporting schedules to satisfy all investment accounting requirements for internal and external audits.
  
• Reviews financial information for joint ventures to ensure compliance with investment accounting policies and procedures (sales, acquisitions, debt refinancing, REIT restructuring, and financial performance).
  
• Incorporates frequent ad hoc financial inquiries into the monthly and quarterly reports, adding value by providing management insight into the activities of the underlying properties.
  
• Calculates unlevered and levered, gross and net portfolio performance returns and property internal rates of return.
  
• Converts modified cash basis accounting information provided by third party management firms to accrual basis to facilitate preparation of fair value GAAP basis financial statements.
  
• Provides guidance to junior Investment Accountants regarding issues that require more advanced knowledge and experience.

Overview of the Role

The Finance Manager will pr i m a r ily c o ver t h e fi n a n cial ma n a ge ment of t h e re al esta t e a ssets and investment holding companies h eld for the investment/development for Nuveens UK Shopping Centre Fund with primary responsibility for the fund’s investment in the circa £1bn investment in St James Quarter, Edinburgh .

The role is based in London and will require managing property accountants and internal and external administration resource as well as liaising with global investors, to ensure the timely and accurate compliance with deadlines for financial reporting, statutory reporting, development accounting as well as tax, VAT and other regulatory filing requirements. They may also assist with the acquisition and disposal of future assets.

Main Duties and Responsibilities

F inanc i al r e p o r t i ng

• Completion of quarterly consolidation packs for the Edinburgh structure (ESJ)
  

• Production of quarterly management reporting packs for the ESJ entities
  

• Responding to queries from investors in a timely and accurate manner
  

• Setting accounting policies and internal controls for the fund Review and analysis of finance property reports from third party providers
  

• Providing technical guidance and support to third party providers
  

• Review of transactions at entity holding level
  

• Active involvement in property/corporate acquisitions and disposals
  

• Ensuring finance reports are maintained under relevant GAAP
  

• Preparation / review of NAV statements and supporting calculations
  

• Review of finance reports to investors
  

O p e r at i ons

• Liaise with appropriate internal teams on any banking, GL, legal, treasury, risk issues or projects
  

• Liaise with external services providers on operational matters – company secretary, valuers, legal counsel, tax advisors, etc.
  

• Ensure compliance with bank loan covenants and review of bank compliance certificates
  

• Prepares materials for Management Company Board and Investor meetings as appropriate
  

• Arrange company incorporations and bank accounts for new entities as developments are approved
  

C a sh / debt management

• Monitor bank transactions and balances, and forecast cashflow/capital requirements
  

• Arrange loan drawdowns from external banks
  

• Support treasury functions with banking relationships and the procurement and re-financing of external debt
  

• Debt compliance reporting
  

Tax

• Liaise with tax accountants and other external providers to ensure timely and accurate filing and payment of all taxes
  

• Review of annual tax compliance
  

• Review of tax compliance for all investor(s) as appropriate
  

• Initiate and manage RFPs and tax advice for new projects / significant transactions
  

Annually:

• Preparation of year-end financial statements
  

• Preparation of year-end audit files
  

• Management of year end audit process for ESJ
  

• Rolling over and preparing statutory accounts for dormant entities
  

Quarterly:

• Prepare distribution calculations
  

• Preparation and presentation of accounts and financial reports at board meetings
  

• Review of VAT returns and tax analysis data
  

• Assisting with CIS filing
  

• Preparing data for IPD and INREV filings
  

Monthly:

• Preparing rental reconciliations, reviewing bank reconciliations, calculation of net asset value
  

Ongoing:

• Posting journals to MRI, coding invoices to Basware, calculating and checking to make sure payments, amounts and records are correct.
  

Other

• Provide assistance to Fund Manager, Senior Finance Managers and Director of Finance on transactions
  

• Ad hoc reporting and analysis.
  

• Involvement in new projects, as appropriate.
  

Technical Skills & Qualifications Required

• Qualified accountant (ACCA/ACA/CIMA/CPA)
  

• Strong IFRS / GAAP knowledge
  

• Strong Excel skills
  

• Previous experience using GL systems
  

• Experience in a corporate real estate environment is preferred
