StayWinterPark & CMC Property Management Company Hiring for Maintenance Manager at Winter Park, Colorado Full Time

This key role is responsible for keeping our communities humming along in the best possible condition while complying with safety standards. You’re the go-to person who oversees the proper and timely completion of all maintenance requests and repairs. Your strategic thinking skills get a workout as the one in charge of preventative maintenance, the best way to prevent costly and time-consuming emergency and service repairs, as you keep your service department efficient and consistent with the communities’ high standards. You’re also in charge of managing your department’s staff, keeping expenses within budgeting guidelines and putting on your thrifty thinking cap to find cost-saving measure that don’t compromise quality.

Responsibilities

• Participate in company training classes and meetings; ensure all service staff receives appropriate training as required
• Organize, prioritize and ensure service requests and repairs are made correctly and in timely manner
• Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal at all times
• Possess basic knowledge of local and state codes for permitting, sign ordinances and pool regulations
• Adhere to and enforce the company’s personnel management policies and procedures
• Communicate effectively with residents, fellow associates, vendors and supervisors
• Work with community manager to handle maintenance-related resident problems
• Maintain a preventative maintenance program to minimize emergency and service repairs
• Assist with recruiting, hiring and training of quality staff; recommend promotions and terminations when necessary
• Work with community manager to obtain competitive bids for maintenance-related expenses
• Understand and adhere to budget guidelines
• Understand and operate company computer software related to position requirements
• Contract use of outside vendors when necessary
• Monitor inventory and maintain appropriate levels of parts and supplies
• Other tasks or duties as assigned by supervisor

Education

• No specific level of education is required
• Ability to read and write English for safety and productivity reasons
• Ability to accurately perform basic mathematical functions

Professional Experience

• Four years minimum experience as supervisor in community management maintenance, other building maintenance or related field.

Physical Requirements

• Hand-on repairs and maintenance constitute 10 to 20 percent of duties; remaining time spent on general management functions and supervising work of associates and outside contractors
• Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit

Licenses/Equipment

• Valid driver’s license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions
• Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents
• Appropriate safety equipment and apparel that includes proper footwear, such as work boots
