MAINTENANCE TECHNICIAN

DEPARTMENT: OPERATIONS

Ski Country Resorts is a full-service property management and vacation rental company. It was founded in 1988 and has been a successful business with over 125 properties throughout the Town of Breckenridge.  The Maintenance Technician is responsible for day-to-day operations regarding the physical assets of units, their general maintenance repairs needed, preventive maintenance and construction type work as it arises. Responsible for completing all work orders and requests from guests and owners. 

SKILL SETS FOR THIS JOB INCLUDE (but are not limited to):

1. Plumbing: includes the diagnosis and minor repair or installations of faucets, toilets, garbage disposals, dishwashers, refrigerators, washing machines, etc. Service of plunging toilets and snaking drains is expected too.

2. Electrical: includes the diagnosis and minor repair or installations of power switches, fuses, wall outlets, ceiling lights, ceiling fans, climate control systems, and garage doors openers. TV troubleshooting is also an expectation; contacting Comcast, resetting wifi routers, new installations, etc.

3. Drywall repair: includes filling in small holes caused by nails and minor dings from normal wear and tear; as well as small patch completion.

4. Painting: includes minor touch-ups following damage repair and new coats of paint applied to unit walls. This also includes caulking and grouting as units need.

5. Appliance repair: includes the diagnosis and minor repair or installations of major household appliances, such as refrigerators, dishwashers, ranges, washers and dryers, hot water tanks, microwaves and air conditioner units.

6. Groundskeeping: includes mowing grass, aerating, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and tidying up bark or other ground covering.

7. Snow removal: includes shoveling snow away from walkways, decks and driveways, ice chipping and laying down rock salt atop icy surfaces to prevent slipping. Occasional request to assist with roof snow/ice removal maybe asked.

8. Unit inspections: includes inspecting the unit cleanliness and stock inventory post-cleaning for guest and owner arrivals.

9. Shuttle driving: includes shuttling of guests, owners and other staff members as needed. CDL is not required to operate the shuttle. Any earned tips are kept by the driver.

10. Miscellaneous requests: As a “field agent” (someone not tied to their desk) such tasks may include – deliveries to units of consumables/towels/requested items/etc, replacement of items such as humidifiers/coffee makers/ fans, light bulb changes, trash removal, UPS/USPS drop offs/pickups, WalMart or Lowes runs, the removal or installation of new/old furniture, cutting key duplicates and more..

REQUIREMENTS:

1. Customer service: includes professional, prompt and courteous

correspondence with guests and owners when scheduling and providing

maintenance services, and with contracted vendors that provide additional services.

1. Time management: includes maintaining an organized schedule and priority system to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency. Personal attendance with adherence to the schedule and timeliness of responses to requests expected as well.

2. Paperwork: keeping an accurate record of each day, minute to minute, so anything that is billable can be billed out properly. Failure to complete proper daily paperwork will result in termination. Zero tolerance policy.

3. Technology: Use of operating systems, proficiency navigating google suite apps such as sheets and docs, and accuracy recording jobs in WhatsApp.

4. Cleanliness: includes maintaining organization and cleanliness in vehicles and office/shop spaces. No trace left behind! Informing supervisor when stock purchasing needs to occur for batteries, bulbs, etc.

TYPICAL PHYSICAL DEMANDS:

– Will be exposed to constant activity that requires standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight), and climbing ladders.

– Requires manual dexterity (i.e., repetitive hand/wrist, griping and elbow motion) to operate small tools and equipment. Must have normal range of hearing, vision, and depth perception for proper operation and repair. Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).

TYPICAL MENTAL DEMANDS:

– Must be able to apply common sense understanding to carry out instructions and plans. Must use independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc.

– Must be able to cope with moderate to high levels of stress. Will interact regularly with guests/owners, vendors, and coworkers requiring excellent interpersonal skills.

ENVIRONMENTAL/WORKING CONDITIONS:

– Exposure on a regular basis to the outdoor elements (i.e., heat, cold, damp, rain, etc.).

– Exposure to chemicals, electrical, machinery, tools, lifting, etc.

OTHER ASPECTS OF JOB:

• Ability to maintain a non-reactive demeanor in difficult situations is necessary.

• Learn operating systems and how to close out work orders from start to finish.

• Fleet maintenance generally falls under maintenance care

  • washing and fueling vehicles regularly

  • assistance with scheduling needed repairs

  • general vehicle maintenance – topping off oil, washer fluids, etc

  • Shifts you may be asked to work are 8a – 5p, 9a-6p, 10a – 7p, 1p – 10p, 11a – 8p and other variations as needed for business demand
