The SDSU Research Foundation’s Facilities Planning and Management
Department participates in the university’s mission of research
excellence by supporting and housing funded research in research
foundation-owned and leased properties when space is not available
on campus. The model of asset management performance balances
research, university and commercial space occupancies to maximize
research opportunities, university needs, and utilizes commercial
rent revenue to offset operational expenses. The department is
comprised of staff whose work requires close coordination with each
other on all day-to-day functions.

Reporting to the Associate Director of Facilities, the Maintenance
Supervisor functions as a key member of the Research Foundation’s
management team, and is responsible for crew supervision, budget
oversight, project leadership, and contract oversight.

Responsibilities
The Maintenance Supervisor is responsible for but not limited
to:

Crew Supervision- 40%

• Responsible for supervision of crew members and Admin
  Assistant
• Assign work orders & coordinate prioritization.
• Oversee work & provide guidance.
• Set up jobs & provide detailed instructions.
• Provide on the job training.
• Provide safety training.
• Conduct monthly crew meetings.
• Assign work to the Admin. Assistant; provide training and
  support
• Complete annual performance evaluations
• Review Time Sheets/approve time off requests (vacation &
  sick leave)
• Provide backup coverage for locksmith and HVAC work
• Manage and approve work schedules, workload, training,
  personnel actions, and timesheets for direct reports.
• Coach, develop, and provide employee recognition to support
  productivity, quality, continuous improvement, and goal
  accomplishment in accordance with the organization’s mission,
  vision, and values.
• Manage employee and team performance by delivering effective
  performance feedback through goal setting, annual reviews, and
  individual development planning.
• Appropriately communicate organization information through
  department meetings, one-on-ones, email, and regular interpersonal
  communication.
• Support and guide direct reports with matters requiring
  escalation.
• Foster a culture of respect, teamwork, and an appreciation of
  diversity.
• Partner with management and Human Resources to recruit,
  interview, select, hire, and onboard employees.
• Partner with management and Human Resources to resolve employee
  issues and promote conflict resolution.
• Promote a safe and healthy work environment by adhering to
  legal regulations and ensuring employees have the necessary
  equipment and tools to perform their jobs.
• Ensure employees are aware of available resources and know the
  points of contact in the event of an emergency

Budget Oversight- 25%

• Responsible for control of various expense budget line items,
  plus selected capital and tenant improvement
• Prepare & submit yearly budget requests associated with
  SDSURF owned and leased properties, plus the shop account & the
  fleet accounts.
• Review budgets quarterly and submit changes when
  necessary.
• Approve purchase orders.

Comprehensive Project Leadership for T. I. And other
Projects- 15%

Contractors Oversight – 15%

• Responsible for the oversight of the following
  contractors:
• Custodial, Landscape, Security, Elevator, Alarm Systems.
• Building Inspections:
• Fire, Cameras, Elevator, Plumbing, Electrical, Safety, Alarms,
  Roofs.

Other Duties and Responsibilities as assigned

Qualifications
Knowledge and Abilities

• Knowledge of the methods, materials, equipment and tools used
  in two building or construction trades.
• Knowledge of materials, methods, equipment and tools in related
  trade areas pertaining to facilities, systems, construction and
  renovation.
• Knowledge of generally accepted trade practices in trade
  specialty.
• Knowledge of computerized maintenance and building automation
  systems.
• Knowledge of applicable building and safety codes and
  regulations related to facilities, systems and renovations.
• Knowledge of budgets, inventory control, and purchasing.
• Ability to use considerable judgment and discretion in
  performing duties.
• Ability to read, interpret and work from blueprints, plans,
  drawings and specifications; make rough sketches; estimate cost,
  time and materials of maintenance, renovation of work.
• Ability to maintain records and retrieve data related to work
  performed using manual and/or computerized record-keeping systems,
  work order softer and electronic building control systems; prepare
  standard reports.
• Ability to lead, train and provide direction and instruction to
  unskilled and semi-skilled assistants and crew.
• Ability to analyze and respond to emergency situations.
• Ability to interact effectively with co-workers, research
  staff, and contractors.
• Ability to understand and follow posted work rules and
  procedures.
• Ability to relate well and to lead others within the facilities
  management environment.
• Ability to display motivation and strong interpersonal
  skills.
• Ability to communicate effectively, both orally and in
  writing.
• Ability to display organization, meet deadlines, display detail
  orientation, and possess good judgment and common sense.
• Ability to demonstrate basic computer skills, read and write at
  a level appropriate to the position and perform arithmetic
  calculations as required by the position.
• Ability to possess journey-level skill in at least two building
  or construction trades.
• Ability to operate construction and related equipment.
• Ability to interact effectively with co-workers, clients,
  vendors, projects and agency employees.
• Ability to understand and follow posted work rules and
  procedures.
• Ability to relate well to others within the project
  environment.
• Ability to display motivation and strong interpersonal
  skills.
