LTS Homes is looking for a dynamic Sales Manager. This person will be the face of the premier homebuilding company of the Poconos and as such will not only manage our sales team but also have responsibility for maintaining the company’s marketing and branding presence. Excellent applicants will understand the importance of ensuring that every aspect of the business that the customer encounters Exceeds Expectations. In addition, candidates should possess an understanding of construction, the construction process, architectural design, interior design to be able to help the customer’s vision be realized by the company as well as a working understanding of mortgage/construction financing. This person is a relationship builder. They will be able to backstop our salespeople and maintain the customer relationship throughout the sales and building process working seamlessly with the construction supervisor throughout the build. They will manage our sales support staff ensuring timely response to customer needs and will manage pricing and land inventory.

List of responsibilities:

• Manage Sales Representatives (hire, train, motivate, advise, and offer closing support)
• Manage Sales Support Staff
• Manage customer experience from sales to closing. Strive to achieve the highest levels of customer satisfaction with all customer interactions.
• Effectively communicate with lenders and title companies to expedite and facilitate customers’ financing and closings.
• Possess the ability to understand and explain/enforce contracts.

• Cooperate with architecture department on new designs and products.
• Manage color selections.
• Maintain the marketing mix; design and manage collateral material, print ads, billboards, and the website.
• Manage land acquisitions staff.
• Communicate with job site supervisors on permits and site issues.
• Represent the company effectively with comprehensive knowledge of our offerings.
• Continually analyze the sales process to refine and improve its success.
• Stay current with market trends including product and feature trends, pricing and incentive strategy, land acquisition hot spots, mortgage market changes, and shifts in our target buyer profile.
• Provide ideas for new model development based on current market analysis.
• Maintain current knowledge of competitor policies, programs, pricing, and products, as well as consumer demographics and economic influences.

Requirements and Skills:

• Pennsylvania Real Estate License
• Successful previous experience 10+ years as an assertive sales representative or sales manager, consistently meeting or exceeding projections.
• Possess strong negotiation, mediation, and conflict resolution skills.

• Possess an understanding of construction and the building process.
