Investa Hiring for Finance Manager, Build to Rent Job at Australia Full Time

The Finance Manager will provide overall financial support to the Build to Rent (BTR) fund and related entities. The purpose of the role is to manage a team and provide support to the Financial Controller to deliver financial and tax reporting, to manage all compliance matters relating to Build to Rent, to partner with the relevant team/s, and to assist with continuous improvement of systems, processes and controls.

Key responsibilities include (but are not limited to):

Financial and Tax Reporting

• Manage a finance team to ensure timely and accurate delivery of:
  • Financial reporting, including half year and annual financial reports of the BTR and PSN Funds and their related entities
  • Tax reporting including income tax and GST returns relating to the BTR and PSN Funds and their related entities
  • Forecasts for Income Tax and Fund distributions, working closely with the Fund Analysts
  • Monthly review and analysis of property results presented by the Property Management Accounting and Developments teams
  • Monthly reporting and presentations to the Funds teams, ensuring appropriate analysis of key results
  • Financial aspects of monthly and quarterly Fund reports

Financial Control

• Analyse and review balance sheet reconciliations and key performance reports monthly
• Assist with the preparation of technical accounting papers and assist with their resolution with Auditors as appropriate
• Manage the external audit process, including drafting of related Board reports
• Prepare tax calculations, and liaising with the internal tax team on key technical tax items, including property cost base calculations, unit cost bases calculations, and capital gains calculations
• Ensure accurate and timely calculation and payment of Fund distributions
• Ensure appropriate controls are maintained, and improved across the BTR and PSN Funds and related entities

Transactional support

• Provide financial support to the Senior Finance Manager OIPP and to the Financial Controller OIPP & Projects, for property and fund related transactions across key financial and accounting components for the BTR and PSN Funds
• Assist with the preparation or review of documentation for vendor financial due diligence

Policy & Compliance

• Provide recommendations regarding policies and governance issues
• Early identification and reporting of potential risks to statutory compliance and Fund reporting
• Monitor debt compliance
• Prepare or review debt compliance covenant certificates and related reporting

What you will need to be successful:

• Commerce or Business / Commerce Degree majoring in Accounting is essential
• CA or CPA qualification is highly desirable.
• Proven people management, stakeholder management and communication skills
• Strong knowledge of accounting and reporting systems
• Demonstrated experience in preparation of Statutory Reports and Income Tax Returns for Trusts and Companies
• Experience within property sector
• Advanced Excel, PowerPoint and Word skills is essential
• Hands on approach to getting the job done
• Teamwork and team development both within the direct team and a broader matrixed finance group
• Knowledge and understanding of accounting standards and statutory reporting requirements
• Knowledge of tax requirements, calculations for property funds, accounting controls and processes
