Job Summary

Search public records and examine documents to determine legal condition of vacation ownership properties in a high volume production environment. Perform quality control audits on title searches performed by others within the division. Copy, summarize, and review documents for recordability which affect the condition of title to the property. Customer contact involves large vacation ownership developers and aligning processes with customer service level agreements. Vacation Ownership projects can vary by developer and require thinking outside the box, meeting service level agreements, and managing large scale projects.

Essential Functions

• Majority of time is spent performing quality control checks on title examinations. Review title evidence package, verify information against product requirements and adherence to service level agreements. Identifies trends and reports information to management (approximately 50-60%)
• Performs title search and examination of the chain of title for a broad geographic region for vacation ownership properties.
• Search, examine and prepare commitments, vacation ownership certificates, commitments, volume based search worksheets, foreclosure date downs and foreclosure product(s).
• Understand power of attorneys, bankruptcies, and probate as it relates to real property conveyances
• Abstract records, such as mortgages, liens, judgments, easements, vital statistics, and plat and map books to determine ownership and legal restrictions and to verify legal description of property and completeness of records.
• Identify issues such as missing information, incomplete, inaccurate or contradictory information contained in title documentation.
• Responds to customer inquiries via phone or email contact.

Typical Education

• High School diploma or equivalent

Typical Range of Experience

• 2+ years related experience
• Search and title examination experience preferred.
