Purpose: Manage corporate office safety, maintenance, and repair. Developing a competitive maintenance and repair program. Manage cost savings initiatives while maintaining high service level standards.

Job Responsibilities

Core Accountabilities:

• Manage all corporate safety programs including the corporate Safety Committee, fire suppression system, emergency evacuations, first aid training, AED program and fire alarm system.
• Manage building access for all associates, contractors and vendors.
• Acts as emergency contact during events such as fire, flood, earthquake, medical emergencies, and hazardous material incidents.
• Responsible for management of day-to-day repairs to corporate building including: building structure, walls, HVAC systems, electrical power systems, lighting systems, plumbing systems, fire protection and safety systems, utility systems, trash/waste management, etc.
• Work closely with property manager ensuring contractual lease obligations are met.
• Monitor vendor performance bringing non-compliance issues to their attention.
• Oversee the allocation and/or assignment of corporate work orders. Monitor the turn-around time-of-service requests and follow up when necessary.
• Deliver excellent customer service, respond to issues in a professional manner, and seek decision support when necessary.
• Develop and maintain teamwork approach with key contacts to ensure business needs are met.
• Identify and make recommendations to reduce costs where possible regarding maintenance and repair.
• Manage preventative maintenance programs for reducing costly repair expenditures and protecting company assets. Review PM reports from vendors.
• Manage expenditures associated with each maintenance category, providing monthly reporting on comparison spending against budget with support from Sparc Corporate.
• Oversee mailroom – ensuring fully operational for incoming and outbound parcels.
• Maintain kitchen and restroom areas to ensure clean and fully stocked.
• Manage cleaning vendors to provide for a clean and first-class office experience.
• Order and maintain appropriate stock of office supplies.

Qualifications

• Education/Experience Required:

• Bachelor’s degree (B.S.) from four-year college or university
• 5-years’ experience, with 3-years’ experience with vendor management.
• Exhibit a strong commitment to customer service.
• Ability to prepare and/or comprehend business correspondence & complex documents.
• Ability to negotiate and recommend committing sums of money on behalf of company.
• Ability to supervise and provide concise instructions to staff members.
• Ability to provide solutions and/or options for solving business problems.
• Ability to read and understand financial reports, and to analyze and compare bids and cost proposals. Ability to use spreadsheets and financial databases.
• Ability to critically evaluate and provide benchmarking and analysis reporting in support of making spending decisions.
• Strong PC skills necessary.

• The associate must frequently lift and/or move up to 15 pounds and occasionally lift and/or move up to 35 pounds. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus.
• Ability to work in open environment with fluctuating temperatures and standard lighting.
• Ability to work on computer and mobile phone for multiple hours; with frequent interruptions.
• Required to travel in elevator or stairwells to attend meetings and engage with associates on multiple floors throughout building.

Position Type/Expected Hours of Work:This is a full-time position. As an International Retailer, occasional evening and/or weekend work may be required during periods of high volume. This role operates in a professional office environment and routinely uses standard office equipment.
