Position Purpose:

The VP of Finance role is responsible for preparation of budgets, forecasts and analysis of financial drivers and data I order to provide insight on business and financial trends and provide variance analysis to assist in driving the business forward. The VP of Finance will be involved in creating and managing financial models, producing PowerPoint presentations to present insights and results, and recommend actions to management based on findings. This position works on monitoring financial variances; assist in the forecasting and budgeting process; and assisting in monthly, quarterly, and annual financial reporting packages to lenders.

VP of Finance Duties and Responsibilities:

• Prepare pro forma financials models, including discounted cash flows and IRR calculations for use in evaluating investment opportunities. Provide financial underwriting for new acquisitions with duties to analyze financial statements, build cash flow models, conduct market research, and analyze investment returns.
• Update and maintain financial models that track investment performance
• Assist in the writing and preparation of presentations and memos to investment committee
• Assist in the preparation of investor reporting and present property level financials and performance to stakeholders
• Perform various due diligence activities which include reviewing lease documents, comparing historical financials to underwriting, reviewing physical assessment reports, and assisting in providing loan packages to lenders.
• Develop short, medium- and long- term financial models for the organization, including cash flow modeling and forecasting, budgeting and variance reporting, development of relevant KPIs and distribution of dashboards to end users to enhance corporate level and field/property level decision making.
• Work closely with team of accounting professionals, asset managers, and acquisition staff to assist with due diligence, operational planning and portfolio property reviews, execute debt transactions, evaluate and execute dispositions, evaluate and analyze historical financials, and other activities as needed
• Maximizing shareholder value by focusing on reducing cost & risk while improving value.
• Defining and tracking key Financial and Operational measures (KPIs);
• Multi-tasking and balancing time effectively, ability to work in a fast-paced environment without sacrificing quality.
• Maintain and manage lender relationships including regular covenant reporting
• Maintain knowledge of current lending market and interest rate environment
• Oversee quarterly, annual, and ad hoc compliance for assigned financings
• Work with Investment team to analyze components for investments; provide underwriting assumptions on a quarterly basis, or as needed
• Coordinate with Asset Management team to ensure tenant deliverables are provided to lenders to close financings and to make sure properties are operated in accordance with management provisions
• Working closely with senior management and the company’s private equity partners, determine the optimal capital structure and underlying debt/equity mix for sustained growth.
• Take the lead and work closely with senior leadership to prepare for and attend internal quarterly meetings ad hoc meetings with private equity partners.
• Contribute to the strategic planning effort to help validate organic and strategic growth initiatives and determine the desired size of the firm, markets and products offered, and growth trajectory.
• Benchmark against competition to ensure competitive advantage as well as exceed the company’s internal goals and objectives.

VP of Finance Requirements:

• BA/BS degree in a related field (e.g., Finance, Accounting, or Economics)
• Proficiency with Excel required
• Masters Degree and/or CPA, CFA designation is a plus, but not required
• 2+ years of related experience
• Strong financial modeling skills
• Experience with Sage accounting software a plus
• Knowledge in real estate accounting and financial statement analysis preferred
• Basic understanding of real estate agreements
