With a rich history rooted in master-planned communities, multi-family development and retirement residences in North America, Europe and Asia, Lev Living is building a larger team to expand its mixed-use residential portfolio in the Greater Toronto Area. Together with its affiliated companies Lev Senior Living and Koler Builders, Lev Living has built communities from the ground up- from design, development, construction to operations. The company has a significant growth mandate, building from its current portfolio of nearly a dozen high-rise and multi-family developments as well as new large-scale acquisitions of mixed-use sites near transit. The LEV offices are located within walking distance of Lawrence West TTC Station in Toronto.

Key Responsibilities

Investment & Transaction Support

• Develop and maintain comprehensive financial models for acquisitions, development projects, refinancing, and disposition scenarios
• Conduct detailed due diligence for acquisitions and development opportunities, including: Market research and analysis, Rent and expense benchmarking, Sales comparables and competitive positioning, Review of development approvals and entitlement processes, Identification and assessment of key investment risks
• Synthesize due diligence findings into clear, concise summaries for internal stakeholders
• Prepare high-quality investment memos, presentations, and approval materials for senior leadership
• Collaborate cross-functionally with development and construction teams to update pro forma models based on evolving project costs, timelines, and entitlements
• Monitor and track performance metrics across active development projects, including budget vs. actuals, leasing velocity, and construction progress
• Maintain and update the firm’s capital schedule, tracking inflows and outflows to support quarterly reporting and strategic decision-making
• Support the maintenance of internal project tracking tools, ensuring accurate reporting on pipeline status, timelines, and key milestones
• Review and analyze leases, service agreements, and related documentation as part of acquisition due diligence

Asset Management & Portfolio Oversight

• Partner with the VP, Investments and property management teams to evaluate and implement value-add initiatives across the existing portfolio
• Contribute to the development of annual asset business plans and support execution against defined objectives
• Perform financial and operational analyses, including net effective rent calculations and scenario modeling, to inform strategic decisions
• Support the development and execution of leasing strategies, including tenant retention, new tenant acquisition, and occupancy optimization
• Develop in-depth knowledge of relevant submarkets and leasing nodes, including market trends, rental rates, and tenant incentive structures
• Assist in tenant relationship management, lease negotiations, and ongoing communication with tenants and property management teams
• Review and interpret lease agreements, summarizing key clauses and assessing their implications on asset strategy
• Conduct property tours for prospective tenants and support leasing efforts

Qualifications & Skills

• Bachelor’s degree in Finance, Commerce, Real Estate, Economics, or a related field
• 1–3 years of relevant experience in real estate investment, asset management, or financial analysis (development underwriting experience preferred)
• Advanced financial modeling skills, with strong proficiency in Excel (experience with Argus is an asset)
• Solid understanding of real estate investment and development principles, including: Development modelling, IRR and return metrics, Capital stack structuring, Cash flow modeling and waterfalls
• Experience reviewing and interpreting commercial leases is an asset
• Highly organized with exceptional attention to detail and analytical rigor
• Strong written and verbal communication skills, with the ability to present complex information clearly
• Ability to thrive in a high-volume, transaction-oriented environment with competing deadlines
• Proactive and entrepreneurial mindset, with a strong ability to identify opportunities, risks, and efficiencies
